Industrial Building Recoated for a Property Management Company

A property management company hired TMI Coatings, Inc. (TMI) to restore and paint an industrial building in Lakeville, MN. Before painting, significant crack repair, damaged concrete, missing mortar joints, and failing sealant restoration were required.

Scope of work:

  • Before starting, the tenant relocated all vehicles to minimize paint overspray, and TMI removed all downspouts to ensure all areas of the building’s exterior were restored.
  • The surfaces were then high-pressure washed with rotating tips to remove dirt, flaking paint, and other debris. Further hand/power tool cleaned areas to ensure all surfaces were prepared for painting.
  • Tuckpointing was done in several areas to replace deteriorating mortar between the bricks to restore structural integrity and create a more resilient masonry surface.
  • Large cracks were routed out; backer rods were installed and filled with a rigid sealant. Minor cracks and voids were filled with sealant to create a fully sealed wall surface.
  • MasterProtect P200, a white primer for chalky surfaces, was applied to the building’s exterior to enhance the bond strength of subsequent acrylic coatings to the substrate.
  • The topcoat, MasterProtect EL750, a water-based, high-build, elastomeric acrylic coating, was then applied to prevent future water penetration and allow water vapor to escape.

Outcome:

The building’s exterior is now structurally sound and protected from the elements. The property management owners were happy with the outcome and requested that we do the same at some of their other nearby properties.
