An assisted living facility contacted TMI Coatings, Inc. (TMI) regarding coating several residential exterior balconies. The railings on the exterior balconies were failing due to extensive corrosion on the railings resulting in some of the bases breaking off at the metal/concrete juncture. Prior to TMI’s arrival, the owner replaced all the vertical structural steel posts of the railings. To protect the structural integrity, TMI was contracted to coat around the bases and the remainder of the patio area to prevent water damage, plus we painted the outside facing fascia for aesthetics.
Procedure:
- For the balconies, TMI mechanically abraded around all the steel railing posts and the entire patio with handheld diamond grinders to remove loose, delaminating existing coatings and to prepare the surfaces for a new coating system.
- TMI then applied a waterproofing traffic deck coating to the outside concrete patios. To reduce moisture from entering the concrete patios a waterproof, traffic-bearing membrane system was applied. This coating also offers corrosion resistance around the steel railing posts.
- Aggregate was incorporated into the traffic deck coating for slip resistance for safety.
- For the outside fascia of each deck, TMI applied a quality coating to provide corrosion protection and for aesthetics.
